How the 1% payment plan works
The developer's 1% plan page describes roughly 20% down, 1% of the price each month, and the balance when the building is ready. The developer says it has delivered more than 15,000 apartments using this plan, which is its own claim. In practice the projects above use different structures, including 30/70, 30/60 and 0.5% monthly, so the headline "1%" does not tell you what you will pay. Compare plans using the total cash due before handover and the amount due at handover: see Dubai off-plan payment plans explained.
What is Danube's delivery record?
The developer has stated different figures at different dates: 41 projects launched and 20 delivered in a December 2025 release, and 32 launched and 16 delivered in press reports from April and July 2026, with about 11 projects scheduled for handover over roughly 12 months from July 2026. Those figures come from company statements and the numbers do not reconcile, so check the handover history of specific projects with the Dubai Land Department and by visiting delivered buildings rather than relying on a total. How to compare off-plan projects (ROI, market trend, price)
- ROI analysis: total cost including fees, realistic rent from comparable units, service charges, vacancy and delay: Dubai rental yield and ROI.
- Market trend: the Dubai Land Department reported Q1 2026 transaction value of AED 252 billion, up 31% year on year; that measures activity, not unit prices: Dubai real estate market trends.
- Price: compare price per square foot with registered sales and other launches nearby, not with brochure claims.
- Risk: read the off-plan guide and is off-plan a good investment in Dubai.
