Short answer: Shahrukhz Residences by Danube is an off-plan residential project in Dubai Maritime City, launched in October 2026. The developer's page lists apartments and penthouses from AED 1.65 million, a "30/70" payment plan and completion in Q4 2029. It is separate from Shahrukhz by Danube, the commercial office tower on Sheikh Zayed Road.
What is Shahrukhz Residences?
The developer describes a waterfront residential project in Dubai Maritime City with studios, one-, two- and three-bedroom apartments and penthouses, and more than 40 amenities. Launch coverage on 7 October 2026 said the penthouses are designed by Gauri Khan and that the apartments are fully furnished. The page does not state the number of storeys or total units, and one outlet's "56-storey" description appears to mix the project up with the office tower, so we do not rely on it.
Price and payment plan
| Item | Developer page (3 Nov 2026) | Other sources |
|---|---|---|
| Starting price | From AED 1.65 million | Khaleej Times and the launch release agree on AED 1.65 million; one broker listing shows AED 1.6 million |
| Payment plan | 30/70, and the 1% monthly plan "may be available" for eligible units | Launch coverage: 30% during construction, 70% on handover; one broker splits the 30% into 10% and 20% (unverified) |
| Completion | Q4 2029 | Brokers list Q2 2029 to 2030; launch coverage gives no date |
Shahrukhz Residences ROI analysis
Broker adverts quote rental yields and growth figures for this project. We found no independent source, so treat them as marketing. To run your own ROI analysis:
- Add the registration fee, agency commission and any furnishing or admin costs to the price to get the total cost.
- Estimate rent from similar furnished apartments currently let in and around Dubai Maritime City.
- Subtract service charges, management and vacancy to get net income, then divide by total cost.
- Remember there is no rent until handover in 2029 at the earliest; stress-test a delay.
The full method is in Dubai rental yield and ROI and is off-plan a good investment in Dubai. The "first celebrity-named residential tower" description is the developer's own claim; fame does not change delivery risk or rents.
Market trend and property price context
The Dubai Land Department reported total transaction value of AED 252 billion in the first quarter of 2026, up 31% on a year earlier, with 60,303 transactions, up 6%. That measures activity across the whole market, not the price of units in this project. See Dubai real estate market trends for how to check prices, and compare the unit's price per square foot with registered sales and with current launches nearby.
Checks before you buy off-plan
- Confirm the project is registered and that payments go to its escrow account: off-plan guide.
- Get the payment plan, handover date and delay and cancellation terms in writing: they differ between the developer's pages and press reports.
- Verify the agent and the advert permit: how to verify agents and listings.
- Compare with a ready unit: off-plan vs ready property.
