Dubai mortgage FAQ
What costs should I budget for when buying in Dubai with a mortgage?
Besides the down payment, expect the Dubai Land Department transfer fee (4% of the price, commonly paid by the buyer), agency commission (often around 2%) and a mortgage registration fee (around 0.25% of the loan). Banks may add valuation and processing fees. Confirm current amounts with the lender and the Dubai Land Department.
Can foreigners get a mortgage in Dubai?
Yes, non-resident and expat buyers can usually get a mortgage from UAE banks, but the maximum loan-to-value ratio, term and documents required depend on the bank and your residency status. Ask lenders for their current limits.
How big a down payment do I need in Dubai?
It varies with residency status, property value and whether the property is ready or off-plan. The calculator lets you set any down payment so you can compare scenarios. Check the current rules with your bank.
Are the DLD fee and agency fee included in the mortgage?
Generally no. They are paid upfront in cash, which is why the calculator shows the cash needed upfront separately from the monthly payment.
What is the mortgage processing fee in the UAE?
Banks set their own processing, valuation and arrangement fees and must list them in a fee schedule attached to the loan contract, so ask each lender for theirs. The UAE Central Bank does cap early settlement: a fee of no more than 1% of the outstanding balance or AED 10,000, whichever is less (excluding VAT).
Is the interest rate fixed?
Rates are often fixed for an initial period and then variable. The calculator uses one constant rate, so treat the result as an estimate and ask your bank about rate resets.
