Short answer: Greenz by Danube is an off-plan gated community of three- to five-bedroom townhouses and villas in Dubai International Academic City, with handover scheduled for Q4 2029. Launch coverage in April 2026 quoted prices from AED 3.5 million, while the developer's own project page now shows AED 3.7 to 3.8 million and two different payment plans, so confirm the current terms in writing.
What is Greenz by Danube?
The developer describes a master community of 768 townhouses and villas near Dubai Silicon Oasis in Academic City, with more than 50 amenities including sports courts, a wellness hub and a beach-style lagoon area, and fully furnished homes. Its page lists sizes of roughly 2,350 sq ft for three-bedroom townhouses up to about 3,950 sq ft for twin villas. Launch coverage said it was the developer's first large villa and townhouse community, announced around 1 April 2026 and unveiled at an event on 11 May 2026. A July 2026 press report put first-phase homes at about 750, which differs from the page.
Greenz price and payment plan
| Item | Developer page (3 Nov 2026) | Other sources |
|---|---|---|
| Starting price | AED 3.8 million in the header, AED 3.7 million in the FAQ | April and May 2026 press: from AED 3.5 million |
| Payment plan | "30/60" in the header; the FAQ says 20% down, 1% monthly for 40 months and 40% after completion | Press: a 1% monthly plan |
| Handover | Q4 2029 | A May 2026 release says December 2029 |
The page also says buyers can qualify for a Golden Visa at the AED 2 million threshold. That is a marketing claim: eligibility depends on the authority's conditions, including how off-plan property is treated, so read the Golden Visa property guide and confirm with the authority.
Greenz ROI analysis
This is a family-home community, so returns are usually about living space and long-term growth as much as rent. For an investor:
- Use the price you would actually pay, plus fees, as the total cost.
- Estimate rent from townhouses and villas currently let in Academic City and nearby communities, not from the brochure.
- Deduct service charges and upkeep, which are higher for larger homes, then allow for vacancy.
- Remember that a Q4 2029 handover means years without rent, and a large share of the price falls due after completion on some versions of the plan.
See Dubai rental yield and ROI and townhouse vs villa in Dubai for the method and the trade-offs. A July 2026 press report, based on company statements, said nearly 40% of first-phase homes had sold; we found no independent sales data.
Market trend and property price context
The Dubai Land Department reported total transaction value of AED 252 billion in the first quarter of 2026, up 31% on a year earlier, with 60,303 transactions, up 6%. That measures activity across the whole market, not the price of units in this project. See Dubai real estate market trends for how to check prices, and compare the unit's price per square foot with registered sales and with current launches nearby.
Checks before you buy off-plan
- Confirm the project is registered and that payments go to its escrow account: off-plan guide.
- Get the payment plan, handover date and delay and cancellation terms in writing: they differ between the developer's pages and press reports.
- Verify the agent and the advert permit: how to verify agents and listings.
- Compare with a ready unit: off-plan vs ready property.
