Facts were checked on 3 November 2026 against the developer's website and dated press coverage; developer pages are undated, so confirm current terms before paying.
Short answer: Breez by Danube is an off-plan residential tower in Dubai Maritime City, launched around September 2025, with studios to four-bedroom apartments and handover scheduled for 2029. The developer's page shows both "sold out" and "from AED 1,400,000", and its payment plan is stated differently in different places, so ask the developer or a registered agent what is actually available.
What is Breez by Danube?
The developer describes a 60-floor furnished waterfront tower in Dubai Maritime City with about 1,200 apartments, studios to four bedrooms and "Breez villas", and more than 40 resort-style amenities including an infinity pool, spa, sky lounge and a lobby aquarium. Launch coverage in September 2025 reported 60 storeys, more than 1,000 units and a July 2029 completion; the exact launch date is not stated in the sources we found. "Tallest residential tower in the district" is a publisher and developer description with no comparative data in the article.
Breez price and payment plan
| Item | Developer page (3 Nov 2026) | Other sources |
|---|---|---|
| Price | The price field says "sold out"; the FAQ says from AED 1,400,000 | A broker listing shows a launch price of AED 1.3 million |
| Payment plan | "Pay 0.5% monthly", plus a separate 1% plan section | September 2025 coverage: 1% monthly; the 0.5% plan matches a time-limited Ramadan offer announced on 27 February 2026 |
| Handover | 2029 | Khaleej Times: anticipated July 2029; a broker lists Q1 2029 |
| Units | About 1,200 | "More than 1,000" in press |
We found no article stating that Breez sold out or how many units were sold, so the "sold out" label on the page is unverified. If primary sales are closed, you would be looking at resales, which follow different rules: see can you sell off-plan property before handover.
Breez ROI analysis
- Use the price you would really pay, resale or developer, plus fees, as total cost.
- Estimate rent from furnished apartments let in Dubai Maritime City and nearby; the project is sold furnished, so check what the furniture adds to the price.
- Deduct service charges, management and vacancy to get net yield.
- Allow for a handover date of 2029 or later and any difference between the developer's date and press dates.
The method is in Dubai rental yield and ROI. A May 2026 developer release described an actor investing in Breez; that is a marketing statement, not evidence of returns.
Market trend and property price context
The Dubai Land Department reported total transaction value of AED 252 billion in the first quarter of 2026, up 31% on a year earlier, with 60,303 transactions, up 6%. That measures activity across the whole market, not the price of units in this project. See Dubai real estate market trends for how to check prices, and compare the unit's price per square foot with registered sales and with current launches nearby.
Checks before you buy off-plan
- Confirm the project is registered and that payments go to its escrow account: off-plan guide.
- Get the payment plan, handover date and delay and cancellation terms in writing: they differ between the developer's pages and press reports.
- Verify the agent and the advert permit: how to verify agents and listings.
- Compare with a ready unit: off-plan vs ready property.
