Bellokey Editorial Team
Short answer: Shahrukhz by Danube is an off-plan commercial office tower on Sheikh Zayed Road, Dubai, developed by Danube Properties. On its website the developer describes a 55-storey tower from AED 1.9 million on a "Pay 1% Monthly" plan, with handover in 2029. It is not a residential tower. Several details differ between the developer's pages and press reports, so confirm current terms before you pay anything.
This is an independent guide. Bellokey is not affiliated with Danube Properties or with anyone named in the project, and nothing here is an endorsement or a forecast of returns. Facts below were checked on 3 November 2026 against the developer's website and dated press coverage.
What is Shahrukhz by Danube?
The developer's project page describes a "premium 55-storey office tower" rising on Sheikh Zayed Road, with unit categories named Executive, Premium, Prestige and Standard, plus amenities such as a sky pool, a club house, meeting and networking spaces and a helipad. The page does not name a more specific community, so check the exact plot and zone in the sale documents. The tower is named after the actor Shah Rukh Khan; no licensing, equity or fee terms have been published in any source we found, so we do not describe the arrangement beyond the name.
Do not confuse it with Shahrukhz Residences, a separate residential project in Dubai Maritime City that the developer launched in October 2026 (see the Danube Properties off-plan projects guide).
Shahrukhz by Danube price and payment plan
| Item | What the developer's page says (3 Nov 2026) | Where other sources differ |
|---|---|---|
| Starting price | From AED 1.9 million | Launch coverage in November and December 2025 quoted AED 1.7 million, about US$475,000 (roughly AED 1.74 million) and AED 2 million |
| Payment plan | "Pay 1% Monthly" | The page gives no further structure; the developer's separate 1% plan page describes about 20% down, 1% monthly, balance when the building is ready, but project terms differ |
| Handover | 2029 | Press reports repeat 2029 |
| Units | 615 | The developer's December 2025 release and Khaleej Times said 488 units |
| Height | 55 storeys | Consistent in developer and press sources |
Nobody has explained the gap between 615 and 488 units. Ask the developer for the current unit list and your unit's exact specification in writing.
Was Shahrukhz by Danube sold out?
At the sales launch event on 9 December 2025 the developer announced a AED 2.1 billion development sold out on launch day, and several outlets repeated this. We found no sales records, unit counts or Dubai Land Department data behind the claim, and the developer's own project page still lists a starting price and payment plan. Treat "sold out" as a developer statement, not an independently verified fact, and ask whether units are available from the developer or only as resales.
Shahrukhz ROI analysis: how to evaluate it
No rental yield or capital growth figure for this tower has been published by an independent source, and the developer's page does not state one. Broker adverts quote yields; treat them as marketing. Do your own ROI analysis with these steps:
- Work out the total cost: the price plus the Dubai Land Department registration fee, agency commission and any other costs. Confirm who pays which fee on an off-plan sale.
- Estimate office rent from comparable buildings: look at current asking rents and recently let offices of the same size and finish in the same area, not at the brochure.
- Deduct service charges, maintenance, management and vacancy. Office tenants often need time to fit out and sign, so allow for an empty period.
- Allow for delay: the tower is scheduled for 2029, so there is no rent until after handover. Each extra year of delay is a year of rent you do not receive.
- Plan your exit: ask how easily units of this type resell, and who the likely buyer is.
Illustrative example only, with assumed numbers: an office costing AED 2,000,000 with buying costs of about 6% has a total cost of AED 2,120,000. If net rent after service charges and vacancy were AED 110,000 a year, net yield would be about 5.2%. A 12-month handover delay removes one year of that income, about 5.2% of the total cost, before any change in price. These are not forecasts for Shahrukhz; use real rents and charges. For the full method see Dubai rental yield and ROI and is off-plan property in Dubai a good investment.
Market trend and property price context
The Dubai Land Department reported total transaction value of AED 252 billion in the first quarter of 2026, up 31% on the same quarter a year earlier, with 60,303 transactions, up 6%. That measures activity across the whole market, not office prices or rents in this tower. Read Dubai real estate market trends for how to check prices yourself, and compare the unit's price per square foot with registered sales and current offers for comparable offices. Risks and checks before you buy
- Commercial, not residential: an office is bought for a business or for rent, with different tenants, licences and lease terms from a home: see buying office and commercial property in Dubai.
- Project registration and escrow: confirm the project is registered and payments go to its escrow account: see the off-plan guide.
- Contract terms: handover date, delay remedies, default and cancellation terms, and who pays registration fees.
- Freehold and ownership: confirm that foreigners may own in the zone and what title you receive: see how foreigners buy in Dubai.
- Agents and permits: verify the agent and the advert permit: see how to verify agents and listings.
- Celebrity branding is not a guarantee: a famous name does not change delivery risk, rent levels or resale demand.
